Working with Fabrix, we took on 140,000 sq ft at Bow Bells House, transforming it into a future-ready workplace in the heart of the City – designed for performance, sustainability and occupier experience.

Delivered under a Design & Build contract, the project combined a two-month pre-construction phase with a seven-month programme. With the building fully decanted, it was an opportunity to rethink the asset and upgrade both its performance and market appeal.

A key challenge was decarbonising the building’s mechanical systems within an existing structure. Gas-fired plant was replaced with a new all-electric solution, including air source heat pumps installed through coordinated weekend crane operations. The result is an improved EPC rating from C to B, with a clear pathway toward A, supported by LED lighting and wider energy upgrades.

The focus throughout was on improving how the building is used. A reworked reception creates a stronger arrival, supported by a new business lounge and end-of-trip facilities that enhance day-to-day experience.

Upper floors were opened up and prepared for CAT A finish, giving flexibility for future tenants, while upgrades to WCs, staircases and lifts bring consistency across the building. Newly repurposed roof terraces provide valuable outdoor amenity, with views across the London skyline and St Paul’s Cathedral, reinforcing its strong City character.

The result is a workplace that performs better, works harder, and holds long-term value.
