Plug and Play in Fitzrovia

Set within a characterful Fitzrovia building, this Cat B fit out for Aberdeen delivers a calm, ready-to-occupy workspace, balancing refined design with everyday functionality. Working alongside Savills, the brief was to create a space that feels considered and complete from day one, while navigating the constraints of a live environment.

Delivering within an occupied building presents immediate challenges. Upper floors remained in use, while the reception needed to stay operational throughout, requiring a carefully phased approach to maintain access, minimise disruption and keep the programme on track.

Access to Level 1 via a restricted side staircase added further complexity, placing pressure on logistics, sequencing and coordination. With a short lead-in period, early engagement and disciplined delivery were critical to maintaining momentum on site.

The first floor was stripped back and reimagined as a warm, contemporary workspace, combining open-plan desking with quieter meeting and breakout settings. A restrained material palette of soft neutrals, textured finishes and rich tonal joinery creates a cohesive environment, complemented by integrated planting, artwork and carefully selected FF&E.

Upgraded MEP systems improve performance and efficiency, supporting a newly achieved EPC A rating. The refurbished reception and end-of-trip facilities, including showers, WCs, lockers and cycle storage, enhance the day-to-day experience of the building.
